“The Saltwater Legacy”

Our brokerage started back in 1989 to serve a rural coastal community known as Virginia’s Eastern Shore, a 70-mile-long peninsula of land between the Atlantic Ocean and the Chesapeake Bay. We have represented the sale of literally thousands of acres of waterfront land, sometimes in huge tracts of pristine land with fertile cropland and maritime forests in multi-generational ownership. Our expertise grew from many years of working with knowledgeable landowners with a true heritage in the land, gaining priceless insights borne by their generations of hard work and wisdom.

This kind of Heritage comes in many forms, from multi-generational farming to traditional hunting and family lifestyles centered on the adventures of the great outdoors, conservation of the land, and preservation of the historic resources which are the legacy of our forefathers. We understand land use taxation, private conservation easements and have worked for The Nature Conservancy, had transactions with the US Fish & Wildlife Service, the Trust for Public Lands and The Virginia Department of Conservation, and many private landowners.

Our experience in representing numerous large-tract landowners brought us together with experts in a variety of related fields, from soil scientists to engineers, surveyors, shoreline, wetlands and marine experts to forestry and agricultural agencies. We have become familiar with hundreds of waterways, islands and bays and the exciting adventures that await along their shorelines.

With over 35 years of this immersive experience, our practice has grown to encompass the greater Coast of Virginia with experience in waterways from Virginia Beach’s Back Bay to the Lynnhaven River up the Coast covering the Atlantic Coast “Seaside” barrier islands and bays to Assateague Island, and the Chesapeake Bay to the Pocomoke Sound. We’ve sold entire islands, farms thousands of acres in size, representing dozens of miles of private shorelines. One farm we represented had over 11 miles of saltwater shoreline. We brokered the land to create Kiptopeke State Park, as well as Savage Neck Dunes preserve. We added almost a thousand acres to the Cape Charles wildlife refuge. We’ve assisted numerous families develop their own Saltwater Legacy on spectacular private waterfront estates. This is who we are.

Our experience with coastal waterfront properties frequently involves multi-generational ownership, either existing with sellers or desired by purchasers. We recognized the “Legacy” nature of these transactions intended for future generations. And while a Legacy may be of one’s faith or values, its also grounded in one’s lifestyle. It’s the stuff of lasting traditions that build character. The desire to leave lasting traditions and memorialize one’s legacy through multi-generational ownership of a family estate is how our Saltwater Legacy program was created. We are here to assist you in sorting the normal waterfront homes from the truly extraordinary estates and larger acreage.  Whether it’s just for you, or for your future generations to come. Our commitment is to guide you in making informed decisions in securing the kind of Saltwater Legacy Estate that fuels your lifestyle.

Finding Properties that create rich family traditions and build the kind of character that creates a lasting family legacy is where it begins.
